At a 13.5 price-to-rent ratio, buying generally beats renting in Pasadena on a long-enough horizon. The headline math is that one year of mortgage payments approximates 13.5 years of rent — well below the 15+ threshold where ownership starts to dominate.
How the momentum score breaks down
methodology →Pasadena has held up across the cycle: home values at $218,978 with +2.9% 5-year CAGR. The bull case is structural — population, location, employer base — and holds even if next year's print is soft.
Pasadena's rents are softening (-2.0% YoY) while home values stall (-3.5%). When rents fall, the cap-rate math gets ugly for investors and the 'rent vs buy' equation tilts toward renting — neither helps prices.
